Great building
Former Tenant
Pros:
Clean, quick and responsive live in super, well kept, quiet neighbors, nicely renovated apartments.
Cons:
No cons with building itself. I face the front and it’s loud outside because of the post office.

Beautiful building, management takes care of issues
Former Tenant
Pros:
Building is well maintained, super usually takes care of any issues (not super short notice but good enough). Nice neighbors
Cons:
Building is in front of post office which can become noisy as trucks move in and out. USPS trucks take up a lot of parking and people sometimes "park" on the street next to it creating a lot of honking.
Advice to owner:
No specific advice, loved my time there.

Incredible Gem UES
Former Tenant
Pros:
Amazing super!!!! Renovated hallways Amazing prewar details Great pest/garbage control Safe package room
Cons:
Younger crowd has started to move in with louder weekend noise and less cleanliness in shared spaces
Heat is old and challenging to control
Advice to owner:
Respect current tenants who stayed with you during the pandemic and don’t increase rents so much we have to leave!

Former Tenant
Pros:

Cons:

Advice to owner:
I liked the originally lobby, it had character. New one is nice but not necessary

Cute building in a great spot!
Former Tenant
Pros:
The building is well maintained with a live in super. Recently updated interior (2019). Modern finishes. Great location steps from the Q on 70th st. Great water pressure.
Cons:
Watch out for mice in the basement. You have a small mailbox in the entry way but Packages are left in the hallway (I’ve never had an issue but a bit worrisome when ordering something expensive). Elevator can be slow. Can be a bit noisy across from the post office loading trucks if you are on the street side
Advice to owner:
Could use a better package system

Good but not great
Former Tenant
Pros:
Newly renovated most units. Neighbors courteous. In house super is helpful and timely. Near central park and many restaurants.
Cons:
Like all these older buildings, things break or leak or need repair. Street is fairly loud with lots of traffic. With the post office across the street there is lots of honking as nearly the entire street is reserved for post office parking and peooke are often violating it. Parking if pretry difficult here. No ac or ceiling fans.
