Honestly the best NYC apartment I've lived in so far

Pros:
I love this building. The super is beyond fantastic which has taken a huge weight of responsibility off my shoulders. Anytime I need something fixed, the super is extremely responsive within minutes. He is always on top of maintaining building cleanliness and repairs as well. He's amazing. I live on the 1st floor and love how quiet the street is during most hours of the day/night. We are always notified in advance if the hot water is going to be shut off (which rarely happens). The apartment building is not luxury by any means, but it has everything I need and is a good price for what I get. Best apartment I've had in NYC by far!
Cons:
The only complaint I would have is that my apartment tends to get cold very easily. The heat does not kick on as often as I feel it should.
Advice to owner:
Repair the heat but that's all :)

Pros:
Building is reasonably priced and in a great UES location. Located within a block of the Q train and within a few blocks of the 6 train. Walking towards Central Park on 70th street is very nice. The building is reasonably priced for the location and while not huge, the apartments are nicely sized.
Cons:
Had mice and cockroaches at multiple points throughout living there. Ultimately had to take care of the problem on our own - measures taken by management did not solve the issue.
Advice to owner:
More thorough steps to keep out pests.

Pros:
The building is in a great location and relatively quiet. The units are spacious (for NYC standards).
Cons:
The building is old and has not been maintained well. Multiple times the doorknob to the front door of the building fell off. The building doors either didn't close or were impossible to open. Impossibly slow elevator which is the only way to get to the basement for trash / laundry. Heat never works.
Advice to owner:
Stop putting bandaids on problems and use the massive maintenance fees to actually fix the building.

I rented first floor apt and was hell

Pros:
The neighbors - clean building- laundry in basement
Cons:
She refused to paint the walls when she upped my rent the second year—800 more dollars a month.It looks like a toddler painted. Her first excuse was the price during Covid, and it seemed reasonable. Second, last year there was construction upstairs. I had led and white powder come through the light for months - my dog ate it and we both got tested - bathroom 3rd degree burn from heating pole- told landlord and she told me it never happened to her, and this apt was not a good fit for me- my skin burned like glue in a second - when I signed the new lease, she refused to paint walls or fix the electricity as the only apartment has 3 circuits. You can’t run AC in both rooms - power goes out within 15 seconds. I have spent hundreds of dollars on these twist in circuits.
Advice to owner:
She won’t be honest. The new lease is 3600, first floor, no windows, you see top of heads- and you have to make sure only one ac is on at a time
