Pros:
Location, corner apt. Layouts. Reasonable basement storage and clean laundry room and lobby. Newest Supt. seems to be an improvement.
Cons:
Horrible boards, each one worst than the prior. Too many studio apts.5 per floor. Too liberal a sublet policy. Only one shift porter service. Some door staff is lazy and not literate in English. Board wastes money unnecessarily. Subs. Out carpet cleaning 3x per year when existing porter staff could do the work.Supt. living in duplex better than residents. Board President is away too often, not hands in or on premise. Other board members only serve for selfish reasons and not to serve the shareholders or aggressively address repairs such as plastering and a lime and cement problem. Tremendous unnecessary expenses on building cosmetics and structural repairs like 3 million dollars. Board can not run building on budget. Term limits need to be implemented on board service.
Advice to owner:
The reputation of being overpriced and poorly run are well circulated throughout the real estate community. The bad board and abominable dictatorship of the board makes the board worse than landlords.boards does not work to your advantage. Word is out. People are wise.
