Decent location but leaves some to be desired for the price
Former Tenant
Pros:
The building is in a great location and often has spacious bedrooms.
Cons:
Most of the units do not have a good view, there are large and small cockroaches, the kitchen are puny with nowhere to prepare food and are hard to clean, the walls are matte, which makes them easily scuffed and dirty.

Continuous cockroach problem with many treatments done, moving out 2 months a
Former Tenant
Pros:
Newly renovated, good location
Cons:
Cockroaches the first day we got there. We’ve taken every extensive measure to prevent it, (weekly sprays, fumigation) and it’s gotten progressively worse.
Advice to owner:
This seems like a building infestation to look into

Pros:

Cons:
ROACHES. And they don’t go away after treatments. There are people in the building that are very not cleanly .

Literally almost died and landlord doesn’t care about tenants at all
Former Tenant
Pros:
The location is great. That’s it.
Cons:
Where do I even begin. I lived here for about a year and a half and though the apartment was extremely overpriced, I didn’t have problems until after I resigned my lease which I regret terribly. To begin, management is EXTREMELY slow when it comes to making repairs, if they even make the effort to begin with. The biggest issue I had was that our oven was broken for about a month and we contacted management about it at least 5 times. Well, after about 4 weeks of dealing with this problem my roommate woke up with carbon monoxide poisoning symptoms and said the apartment smelled like gas (I lost my smell due to covid). I called ConEd and the fire department came right away and turns out our oven has been LEAKING GAS FOR WEEKS. They told us if we had waited any longer to call our apartment could’ve exploded and they have no idea how we didn’t realize this sooner. And that’s when we realized we had no CO detector in our apartment (which is illegal in nyc)!! They had absolutely no empathy towards tenants during covid and I was even told by management to “get a job.” There were so many other issues like roaches and mice and I later found out that about 2/3 of the apartments in the building had a bed bug infestation a few years ago and it continued to be an ongoing problem. I had to fight tooth and nail to get my security deposit back and they gave me such a big fuss about it in the office after it was already past the date they were supposed to have paid me. Unfortunately if they ever read this they will know exactly who I am but I will never. Ever. Be renting from these people ever again. They do not care about their tenants one bit. Please do your research on them before moving into any of their buildings, the reviews and court case history speaks for itself.
Advice to owner:
Please don’t risk your tenants lives by failing to maintain health and safety codes in your buildings. And if you do, please at least have some sympathy instead of saying “sorry for the inconvenience” after they could have died due to your negligence.

Bed bug infestation, crazy neighbors
Former Tenant
Pros:
The woman who runs the drop and fold laundry on the first floor (Julie) is wonderful. We did get our security deposit back. Our bathroom had recently been redone and was spacious and nice. Close proximity to the subway.
Cons:
We found bed bugs from the beginning, continually reported them, and were not able to fully eradicate the problem until we finally moved out. While they did send an exterminator each time we complained, we believe the solution needed was to require bed bug extermination services in all units (our unit was treated so many times, even the exterminators were perplexed and said we clearly weren’t the source and they must be coming from an adjacent unit) and our direct neighbor continually refused to let exterminators in. Mice were also an issue. Management is frequently unresponsive and unhelpful. Accounting charged us double rent in error on three occasions (though they did fix it, I wouldn’t recommend autopay). They once changed the lock to the front door and did not replace tenants keys so we were locked out of the building. The front door was also frequently broken. Instead of walking garbage downstairs, tenants often throw it out the window - often landing on the private patio of one unit (I’ve seen garbage bags, drawers/shelves, boxes, brooms, cigarette butts, shoes, takeout containers). Once there was a loud group of kids on the street in front of the building and a neighbor started throwing household items out the window (including a few ceramic flower planters) in an apparent effort to hit the kids standing on the street. In general, the traffic noise can be a bit loud (if you have a street-facing window) as the building is located near the Queensborough bridge exit and there is a lot of honking.
Advice to owner:
Treat your bed bug problem across all units (it should be a requirement for all tenants to allow exterminators in) even if it means fumigating the building.

Not Great, Lots of Issues
Former Tenant
Pros:
The wash & fold downstairs was great. The bathroom had been recently renovated and was spacious. Decent amount of storage.
Cons:
We had a bed bug problem the entire time. Though the exterminators came each time, the problem did not stop. Even the exterminators were confused (honestly we were on a first name basis by the end) and told us we couldn’t be the source. The building never did any investigation to the source or attempted to fumigate the whole building. I ended up moving out after just a few months because I was being constantly bitten. My roommates stayed for the full two year lease and the problem never went away. It also would take several weeks of trying to reach the landlord/super to get things fixed such as the literal whole in the wall that was letting mice in. The garbage while in theory was easy to take out was placed in the back of the building, leading tenants to throw their garbage out the window. It often landed on other tenants deck instead of in the dumpsters. The neighbors were often rude and I had packages stolen more than once.
Advice to owner:
The entire building needs to be fumigated/source of the bed bugs needs to be investigated. It’s literally been years.
