No Amenities for the amount in rent

Pros:
The doormen were amazing. They always greeted me with a smile and were eager to help with my bags.
Cons:
The Super was extremely unfriendly and lazy. I learned that if I wanted anything done, I should ask the porters. All the super does is hang out spying at the cameras in the basement or standing at the front desk talking to the doorman.
Advice to owner:
Build a gym, upgrade the apartments, get a roof deck. Allow tenants to have some bang for their buck.

Location and building staff is great
Cons:
Worst management I’ve ever experienced. You need a COI for every single delivery and you have to jump thru hoops with incompetent office employees to get one. Pretty much beg. They will try to sell you on the fact it’s a rent stabilized building but half of the tenants in there are suing them. No amenities and is over priced for the area with rents dropping. You can def get a WAY better deal with amenities in the area. Not worth the headache.

Do the right thing by your tenants

Convenient location to midtown

There is no insulation throughout the building. There were no seals on the windows or A/C units meaning the cold and any noise from the outside would flow right through. The second bedroom in our apartment consistently smelled like pot from our neighbor's smoking. Management did nothing to resolve any of these issues. We could hear every step of our upstairs neighbors and every time music was played at any surrounding apartment - this is usual in buildings of that age, but seemed much more pronounced in this building - probably due to poor insulation. At lease renewal, the management company did not provide renewal documents until 1 week before the expiration of the lease despite numerous phone-calls from us to have them sent. After sending them they required a response within 2 days. The water was out numerous times during our stay (often without advance warning). That was presumably done to resolve the extremely loud banging of the radiators (it would wake us up at night) but of course that wasn't fixed either. Generally, the management's approach was one of making everything the resident's problem. After we moved out, a few items were left behind by the movers which the Super decided to throw away without any notice to us.
Advice to owner:
Treat tenants like customers
