Great first NYC apartment

Pros:
The live in super is incredibly kind and helpful, many neighbors are really sweet and a few have been in the building for many years so there is a sense of community, and many units have in unit washer/dryer. Neighborhood is also really safe and easy to navigate to and from.
Cons:
No elevator for 6 floors, no roof access. Have had experience with pests time to time.

Pros:
The super is the best you’ll ever have! Gerry is so sweet and actually lives IN the building. Overall, well maintained building, I only had minor maintenance issues while living here. Great location, close to the Q and M15 buses and Trader Joe’s. There’s a coffee shop below the building which is so lovely to have.
Cons:
The radiator was out of control. I had to leave my windows open all winter with fans in every room it was SO hot in the apartment. I recommend leaving your AC in all winter.
The noise level. If you’re street facing, you get all the traffic noise of 66th and 1st Ave. Lots of honking and sirens not to mention multiple garbage trucks throughout the late night/early morning.
Roaches - I started to see baby roaches around spring/early summer in my apartment and I immediately started taking my trash out every night. This seemed to keep them at bay but if you’re not careful, it could get out of hand.
Rent increase. Management increased my rent by $300 by the time my lease was up.
Advice to owner:
Fix the radiators!

Love this building!

Pros:
Live in super is amazing and very responsive if something needs to be fixed. Usually a pretty quiet building as well besides a few dogs occasionally barking.
Cons:
The one downside of this building is the heat. We aren't able to control the heat and it can get very hot but opening windows helps.

Pros:
Cozy apartment, new electric oven- no gas worries, responsive super who is friendly and live in the building, quiet neighbors, near central park, easy access to 6/Q/various buses, large fridge, natural sunlight, coffee shop next door makes the lobby smell wonderful in the mornings
Cons:
first floor apartments are directly above the boiler for the building and in direct sun so heat comes from below and through the walls to heat the apartment. This is nice in the winter but not as nice the rest of the year. The building is heated with steam so the water is either extremely hot or cold. This does not detract from the location or how great the building is, just something to know before signing the lease.
Advice to owner:
Tell the tenant about the boiler before they sign the lease and move into an apartment on the first floor.

Pros:
Rent has increased minimally over the years, have never had issues with rodents or roaches, super is extremely helpful.
Cons:
Apartments are super small. Occasional package thieves
