Awful management

The location , the flex wall, water pressure
Cons:
Management, mice infestation, dirty
Advice to owner:
Care about the people that live here? Clean up the building? Take care of it?

Flawed but decent

Pros:
New owners bought the building in 2020, are more responsive that last owner and aren't as stingy with the heat. Great location, decent size, quiet.
Not many bug issues, most units are rent stabilized so most tenants have lived there for 10+ years and are pretty clean.
Neighbors are friendly, but private.
Cons:
The hallway carpet needs replacing. No one opts to have exterminator. The water pressure isn't great. The new landord & super are meh, only a little better than last one that didn't fix anything.
Garbage moved to alley behind building, no more mice, but now we need to walk outside and around block to access gate and trash bins.
Advice to owner:
Apt 3C's bathroom ceiling is moldy because the above apartment has a leaky bathtub, fix that, you can see the damage from the hallway.
The front door doesn't lock in winter if it's too cold.
The fire alarms need replacing.
Get a new carpet, and I'm pretty certain the only thing keeping the stairs together is the carpet.
