Mice in walls that never go away

Pros:
Rent stabilized, laundry in basement, elevator functional most of the time.
Cons:
Absolutely zero support from management in regards to neighbor noise and neighbor refusal to follow rules. The trash chutes are tiny so neighbors put trash bags on the floor in the trash rooms to rot which attracts rodents. There are rodents living in and crawling all through the walls of my apartment and building floor. I can’t get rid of them because they’ve never been physically inside my apartment, but no matter what I do management has never effectively dealt with the issue. They’ll have someone spray intermittently and one will die every now and then and cause a stench for a few weeks, but the rodents have a system moving all through the walls surrounding the apartment, likely due to no insulation, and they won’t go away unless their access point is located and sealed. I get it, it’s New York, there will always be rodents. But I hear these animals LOUDLY 24/7. It’s disgusting and a health hazard
Advice to owner:
Get rid of the rodents in your walls and block whatever entry points they’re accessing from the basement. Enlarge the trash chutes they’re ridiculously tiny and trash management in the basement and trash rooms are the reason there are rodent issues.

I love it here

Pros:
- Quiet! Thick concrete walls so neighbor noise is minimal.

- Fantastic location - right by the Q, can walk to Central Park, the East River, tons of dining and entertainment options.

- Super is responsive, kind and helpful.

- Most of the building faces a windowless parking garage or small parks at both the front and back of the building so outsiders can't see into apartments.

- Lots of natural light

- Elevator is well kept

- Large in-building laundry room

- Exterminator comes twice a month

- Studios are large

- Management is responsive, though not necessarily friendly

- I would buy my unit, if I could
Cons:
- Management has an interesting past.

- Common areas other than the lobby could use a good sweep/mop. It's been a while.

- Excellent water pressure

- Large Laundry room
- Large Studios
Cons:
- Some bug encounters on first floor
- Sometimes slow response to issues
- Recurrent but occasional ceiling leak which required cosmetic repairs
