Pay Premium for Rodents

Pros:
It’s in a nice location for UES.
Cons:
If it not a question of if but when you’ll have mice infiltrate your apartment. The Super is non response and a mean old man that lived nowhere near the building. You have a 50/50 shot at getting a response from the building manager and once you do it takes days/weeks for them to find someone to address your problem.

You’re paying a premium price compared to other units in the UES with nothing to show for it.

The walls are paper thin and you can hear everything your neighbor does and says at a normal volume. I’m pretty sure I could hear my neighbor whisper.

Pros:
I liked how this building had dishwasher and a washer dryer in building, but beware!
Cons:
This building company does not care about it’s tenants. I have had a mice and roach problem for awhile now, and they do is spray peppermint oil and put down mouse traps which I can get at the local hardware store. They will not make accommodations when you are moving out. Expect to commute to drop off the keys at the office or pay for overnight shipping. Oh the super doesn’t live in the building, and lives on the lower east side!
Advice to owner:
These people are snakes!

Pros:
Location was great, súper was really nice and pest control guys were prompt and attentive. Custodial staff were also lovely. Everyone who worked on actual maintenance was great.
Cons:
Icon realty management is a scam artist. They tried to raise the rent for my tiny apartment from $1750 to over $3000. Our heat went out for a week and a half and they did nothing but offer us 25% abatement. Move out instructions were ridiculous asking tenant to patch and paint over every single nail hole. Never responsive, had to ask them to send someone over for maintenance problems SEVERAL times before ever getting an answer. The brokerage they work with also tried to steal my “good faith deposit” to take the unit off the market. save yourself the headache, don’t rent from these guys who settled a multi million dollar lawsuit in 2017 for illegally evicting rent controlled tenants so they could renovate and up charge their units.
Advice to owner:
Grow a heart and/or a conscience.

No heat or hot water during the coldest days in NYC

Pros:
Quiet if you live in a unit facing the courtyard. Relatively clean building. Decent water pressure. Most apartments have stainless steel appliances and high ceilings.
Cons:
Property management is unresponsive.
Raised rent by $850.
No heat for 3 weeks during the coldest days in NYC. No hot water for 3 days. Once the boiler was fixed we got the heat and hot water back but the heat is intermittent and it gets very cold. The water in the shower takes a really long time to get warm and only lasts 10min.
The steam radiators will keep you up at night.
Packages get routinely stolen.
Fourth floor neighbor blasts house music till 4am on the weekends.
