Nice people, Loud Noises

Pros:
Super is very responsive! The building is also renovated and has a cute interior layout. The laundry room is also pretty clean, as is the common garbage area. The building has video intercoms and a key fob system.
Cons:
The walls and floors are VERY thin. You can hear every single step of your neighbors above you, when they close cabinet doors, etc. The floor in my unit also shakes sometimes from my one of my neighbors on the same floor, but in the neighboring building. Crazy.
Also, they don’t penalize for smoking cigarettes in units, even though it’s against the lease terms / building rules. There is a cigarette smoker who often times will make the building smell like cigarette smoke and it seeps into the other units. Said tenant also smokes outside which makes it impossible to open windows. It’s not livable if you’re on the first few floors.
Elevator also breaks down often.
Only one washer, one dryer for the entire building.
Advice to owner:
Please hold people accountable to their lease terms and don’t allow people who smoke cigarette to live in the buildings, and also please do some kind of noise cancellation on the floors!

Nice units, but the Management Company Refuses to Solve Long Standing Issues

Pros:
Elevator. Laundry in building. Lots of light. Most units are duplexes. No issue with heat or hot water. Neighbors are great. Location is good. The new construction they’ve been doing in the empty units look really nice.
Cons:
Right next to an two abandoned buildings and an empty lot. Rats are EVERYWHERE when you leave the building.
Management company is not communicative on repairs. For example, we’ve had a significant water leak for years, and now a new one developed that leaks onto our couch. No repairs have been made. We’ve documented and sent to 311.
The super is nice, but it sounds like his hands are tied for most things outside of simple things.
This is your standard absent NYC landlord that paints over every problem regardless of how bad it is. Rent the unit. Then the tenants leave and they paint over it again.
Advice to owner:
There are tenant out there that want to work together with you to maintain the unit and stay in the building long term. It’s a win win scenario. Work with them and they will keep giving you their business.
