The apartment is functional

Pros:
This building is within walking distance to both the Q and 6 trains (about a 10 minute walk).
Cons:
Noise: This building is situated right next to a construction site that has long hours of operation. Within the apartment there are thin walls that afford little privacy.
Maintenance: the superintendent is ornery and does not speak English well. Scheduling with him is very difficult and he is not very personable.
Pests: the pest control person will come and spray for roaches and pests the first Tuesday of every month. This portion of 78th street has a rat problem, and the backyard has rat nests according to the exterminator.
It's an old building that needs some TLC.

Space is nice but not clean

Pros:
The space is larger than most and that is nice.
Cons:
Lots of rats outside, the construction is so loud, the landlord does not communicate well or is kind about negotiating.
Advice to owner:
Invest in renovations; they sold the lot next door for a pretty penny.

Pros:
Convenient location and decent size rooms
Cons:
Common spaces smelled weird and were not well maintained with mysterious stains on the floor. Major pest problems with a ton of cockroaches.

On a Quiet Block

Pros:
Our unit was big with two bathrooms and new renovations.
Cons:
Next to an abandoned lot so there were a lot of rats around (not in the building just near by) and a lot of sketchy people hanging out on the stoop.
