Affordable

Pros:
The rent was reasonable for the neighborhood.
No increase in rent for the two years I was there.
Cons:
Mouse issue which building management was responsive to.
Garbage area was never clean.
Advice to owner:
Make sure trash area is clean at all time. There was a old fish tank there for years that no one would throw out.

Quiet, Cute, Sometimes Disgusting - 417 74th Street

Pros:
It’s super convenient, close to Q train, great neighborhood vibe. I’ve made friends with so many neighbors & neighborhood business owners. I stayed for over 6 years with the current owner and 5 with the previous owner. I lived here a long time happily.
Cons:
The building itself is like the ugly step child of the property owners. They own a great strip of building over on 78th Street, however, our buildings amenities lack in comparison. Aka: there’s been a leak in my bathroom ceiling for about 5 years. (The super has “patched up” every year or 1/2 year, and then blames me for taking long showers. The hallways need major attention. Not saying but I am saying there has been dried puke just before the landing on the 2nd floor for about three years now.
Advice to owner:
Just fix up the hallways & get an extra super for the building. It needs a lot of attention. Not just John, I hear he’s caring for three building on his own. Then you can raise the rent as much as you’d like.

Quiet Building but needs some TLC

Pros:
Quiet neighbors, great location, updated appliances.
Cons:
Hallways need to be cleaned more frequently, garbage area is small and gets filled up quickly, can’t use the back patio area, super and leasing office aren’t very helpful with maintenance issues. Occasional roaches - pest control is supposed to come every last Thursday of the month, but they don’t always show up.
Advice to owner:
Lower the prices for a subpar building. Make sure pest control is consistent. Send a cleaning crew once a month to clean the hallways (super drags trash through hallway to take to the curb and you can see liquid drag marks on the floors afterward sometimes - gross).
