Bare minimum to maintain property

Pros:
Nobody has ever stolen packages from the mail dropoff area.
Cons:
No effort to modernize or make common areas nice: paint is chipped throughout; stucco is dated and haphazardly patched; threadbare carpeting lines the stairwell. The shared washer/dryer facilities in basement regularly break down. Hot water often goes out (and especially on weekends it seems).
Advice to owner:
Would go a long way with residents to patch and paint common areas & replace worn carpeting in stairwell. And fix boiler once and for all to ensure residents have hot water they can rely on.

Pros:
Great location, quiet street, well maintained apartments, in building laundry
Cons:
Recycling facilities was just a closet that overflowed by the end of the week
Advice to owner:
Create a larger recycling space
