Landlord is the Worst Tenant in the Building

Pros:
Some units in the building are renovated and rent controlled. Neighbors in the building (other than landlord) are great. Dogs and cats are welcome and friendly.
Cons:
The building has had multiple break-ins, some involving the police. Amazon packages are regularly pillaged. The landlord/property management does nothing about this. There's easy entry into the back of the building, no locks or cameras so people just walk in from the neighboring backyards. Some tenants have their own security systems installed. The landlord and his 2 kids regularly scream and curse at each other. Landlord is a smoker so expect to smell that on the regular. Trash is not taken out for days which keeps the local rat/pigeon/fly communities thriving. One time I left the building early in the morning and someone had defecated in the vestibule of the building.
Advice to owner:
Install locks on the back door, security cameras in the back of the building and get us a new landlord who cares about the safety of his tenants.
