My heat didnt work in my apartment for 6 months. My landlord fixed it only after I threatened to call 311. Then my landlord sent someone into my apartment without my permission to fix something and they left the door open to my apartment and my diamond earrings were stolen. I would like monetary compensation for both losses. Elevator didnt work - people got stuck in it and they didnt fix it for over a year.
They ghosted my emails and didnt provide any compensation for the damages.
FYI there is plenty more, just not enough time to write it out

Be professional, act legally, don't be the literal worst humans
