Rent is on the cheaper side
Cons:
Lots of roaches and mice. The water comes out brown often, and the water pressure is non-existent. The showers are either boiling hot or freezing cold, there's no in between and the temp fluctuates every few seconds.

I wish I could name one nice thing. The roof door was unlocked, but the building's "rapist" lived up there. Do yourself a favor and look up the history of this building. Steven Mcphail will show up. He has a criminal record and is dangerous. He loiters on the property and scares the girls who live here.
Cons:
The rapist, the noise levels, constant construction, rude management, awful units, no sunlight, front door broken THEY WONT FIX IT!!! They won't fix anything! Not even the rapist! The front door literally leads to the street, so anyone can come in whenever. Party on!
Advice to owner:
Fix things!

Pros:
cheap apartments, decent sized living room, lots of windows, the super is really nice and responsive, the location is very convenient for UES
Cons:
there are always dead roaches in the hallways and floors that are never cleaned up, the management company does not have an email and never answers the phone, it took me 3 months to finally get in contact with them, the heat is legit never on you will freeze in the winter, the tenants that live here are so weird: there is a drunk man who loiters around the building and sits on the front steps, in 2018 there was a convicted rapist living in a box on the 4th floor who would pee in the hallways, the trash room is inside and is always piled high, lots of appliances and things in the apartment is broken and not updated

Pros:
Price, location, anything goes in this building... and I mean anything.
Cons:
Mold, rats, illegal airbnbs in the building, convicted rapist loitering in building, very small apartments, old appliances in poor working condition, illegal construction at all hours, dirty lobby, hallways, and units, either no heat in the winter or absurdly hot and stuffy, I never even received a copy of the lease with mgmt signature, brokers they use are sketchy as well. Look up UES landlord sues man living in box.
Advice to owner:
Manage and maintain your property and units to at least the bare minimum of safe living conditions
