Pros:
Rent stabilized, Verizon fios, good management, no pests, all utilities included (minus slight extra charge for a window AC installation)

Old building, far from subway, weird floorplans

Pros:
Nice building, liked my apartment. Well maintained and maintenance was responsive.
Cons:
Water took a long time to heat up. While the management office was responsive and helpful, the management company was a process to deal with. Also even though there is a mailroom, packages are always left in the hall.
Advice to owner:
Replace your boiler so water heats up more efficiently. Also allow tenants who are breaking their lease to have their apartments listed in the leasing office’s booklet of available apartments.
