the building is older, has some unique units. original features, spiral staircases, dental moulding, hard food floors. pretty substantial size to cost ratio.
Cons:
the management company is the absolute worst. practically unresponsive. many things wrong in the building, gas heating with fire hazard issues in the past, buzzer/call system broken for many units, leaky pipes, trash overflowing, and they won’t reply to emails or calls.

definitely have seen our share of cockroaches as well.
Advice to owner:
respond and assist loyal, respectful tenants. not blatant ignorance.

Zero response from landlord since I moved in
No exterminator for the building
None of intercoms work
We are fined every week for the trash (it is a HUGE issue. Rats are present out there)
Advice to owner:
I have zero advice to give because he doesn’t answer a single message. It puts a pit in my stomach knowing how much I paid for rent and how misleading the apartment building was upon coming in. Not even and email confirming he received our message. Nothing.

Pros:
The location is wonderful and the building is superficially well kept.
Cons:
All repairs are done in a superficial way. Sometimes that's okay but when it's done with things like electricity and heating, that becomes a problem. I and many of my neighbors had to move out of this building after a fire due to poorly maintained heat fixtures.
Advice to owner:
This is a beautiful building and you should actually invest in taking care of it.

Pros:
location but just rent elsewhere on the UES if you like the area. rent may seem cheaper than other places in that area but that comes at great detriment (see cons below)
Cons:
dirty hallways, leaks in the hallways, no heat and a gas leak on my heater multiple times, no carbon monoxide detector in my unit when i moved in and requests completely that are ignored by “management.” no one answers the phone and the landlord’s number goes straight to voicemail. if you rent here and have problems, which you will because the building is so poorly maintained, you will be on your own. besides the landlord, the broker lives in the building and totally misled me when i asked her questions about the building like how often it’s cleaned. there’s a tree blocking the main window i get sunlight from in my unit and she told me this would be removed ASAP. now the branches constantly hit my window and it’s very dangerous. she also told me management is very “reasonable” and i took her word since she’s lived here for years. she said since i’m getting a deal i should probably fix things myself, which now i realize was code for “you won’t be responded to by management so don’t even bother.” my heater is broken and the landlord only responded to those requests because he knew if he didn’t i could self evict and void the lease. all other issues i’ve brought up are completely ignored. his phone is either off or my number is blocked because my texts don’t go through and it goes straight to voicemail. all emails are ignored. super old hot water heaters in each unit that run out of hot water in 15 mins, plus the heating for the hot water goes to your unit’s electricity bill. the broker told me that the cost is pretty negligible, yet my electricity bill was the highest here than it’s ever been in NYC, including when i had 2 roommates. landlord ruining my thanksgiving holiday by claiming he needed “emergency access” to fix my heater the day after thanksgiving. i told him my top lock was locked (which he doesn’t have the key to) and that i was away for thanksgiving. he still insisted on entering so i went back ON thanksgiving to unlock the door because i was worried he would break the lock that i paid for. this is completely abusing his right to entry. an emergency is when something really bad is happening like a fire. he had known about my heater being broken for weeks, i hadn’t heard from him in 3 weeks which is why i got the city involved. he only responded that he needed to make repairs once the city told him he was getting fined. look up the yelp reviews for armstrong realty and you will see this guy has a pattern of this type of behavior.
Advice to owner:
i honestly don’t know since he’s shown over and over again that he doesn’t care about the well building and safety of his tenants or the buildings he manages! he’s been pulling this stuff for years so idk how this guy will ever change. just rent elsewhere and save yourself the trouble.

Stay Away - it is a nightmare living here

Pros:
Location is ideal. Very convenient and close to Museum Mile. Easy access to Central Park and subways.
Cons:
The building is horrible. Not properly maintained, lack of sunlight, dirty and management very unresponsive. Building manager, Mark Massey is very uncouth and uncivilized.
Advice to owner:
Keep the building clean. Mark, Instead of trying to do everything yourself, hire people with the proper expertise to get things done. Fix the intercom system so that tenants do not have to come down how many flights of stairs to let a visitor in. Be responsive to tenants when they reach out to you. And do not sit on tenants security deposit for 6 months before you return it

Close to Central Park
Cons:
I lived in this unit for 2.5 years, & couldn’t get out quick enough. Too many problems to list. All issues from rodents, waste management to fires in units were never addressed by management. Plus the property manager is a criminal and weasel. Be very careful and document everything if you decide to live here
Advice to owner:
Don’t steal deposits, hire a company to control garbage issues, repair items that break in the building. Return deposits or give itemized list as to why deposit is not returned.
When water is in the walls of the building and the remediation company explains this please have them fix the issue rather than allow mold to grow and issues go unresolved.
