Great building, absolutely terrible management
Former Tenant
Pros:
Great location (blocks away from the 4-5-6 and Q lines)
Simple layout (easy to clean)
Great artificial lighting
High ceilings
Cons:
Very small unit (under 400 square ft)
Water leaked from unit above
Steam pipes turn unit into an oven in the winter
Closet is laughably small
Poor natural lighting
Management not responsive for basic repairs

Note: be very careful with your security deposit. Management will try to keep it. Make sure that you keep all communication in writing.
Advice to owner:
Work on tenant and supervisor relationships

Good apartments, management not great
Former Tenant
Pros:
High ceilings, great renovated apartments with new appliances and exploded brick. Easy to pay rent electronically.
Cons:
Walk up. Building switched owners during my tenure. New owners attempted to keep security deposit for fake reasons until threatened with legal action. Took over a month to get our deposit back.

Loud Apartment By Fire Station
Former Tenant
Pros:
The location on the UES is nice. It is close to great restaurants and not too far from the 86th & 2nd Q station. There is a video screen intercom system (but sometimes the video part didn't work).
Cons:
There is FDNY station right across the street so if you have a front facing apartment then you won't get any sleep. It gets activated so often that it was shocking. The sup of the building is also very unresponsive and repairs were not quality at all. The rental agent is also unresponsive and unhelpful when you have issues with the apartment. Towards the end of my lease the state of the building really declined. The walls in the hallways had holes and marks all over that were never addressed.
Advice to owner:
Hire a better manager to maintain the building.

Good location, Small apartments
Former Tenant
Pros:
Neighbors are not noisy; great location; great super; good garbage management; apartments are updated
Cons:
they make you sign up for pest control instead of spraying the whole building each month; apartments are small; stairs are very small and uneven
