newly renovated, nice appliances, washer/dryer in unit, location
Cons:
pests even on 4th floor (cockroaches and lanternflies), hallways not well-maintained or cleaned, neighbors are rude and dirty / leave trash in hallways, very small flex room and very expensive, warped floors, issues with drains and appliances, loud street (major construction right down the block wakes you up at 6:30am and they often stay later than is allowed by noise ordinances monday-saturdays), management/ super are somewhat responsive to initial requests but flaky, unhelpful, and rude. issues often do not get dealt with, and there is zero communication from the super / management about building-wide issues. water would randomly shut off with no communication, the lock to the front door of the building broke, and the innermost building front door has been broken for months and yes management was made aware of the issue and said it would be fixed the day they were contacted. maintenance guys are nice and helpful, but sometimes show up without any notice because of lack of communication from management/super. the whole building smells like trash and vomit.
should be half the rent for the quality.
Advice to owner:
way overcharging for a building of this quality. if you want satisfied tenants, invest in better management.

The owner Morris was very kind and accomodating to us, he lowered our rent once to help us out when one of our roommates dropped out, and he always sent a mouse guy when we asked him to
Cons:
Unfortunately you will not beat the mice in this building. I lived there 2020-2021 and we caught at least 24 mice. The landlord sent guys to come and fill holes and lay traps repeatedly, but it never helped. It ended up being the reason we did not resign. If we left for a weekend with 4 empty traps you would come back to 4 full traps. So the apt always smelled of dead mice too.

The location is all it has going for it
Cons:
The supers are not responsive. It took me two months to install heat and they constantly told me they were working on it without any details. This happened during the colder months too. They never fixed anything until I send multiple emails. It was never clear who I needed to contact for help either.
Advice to owner:
If you don’t have enough staff to manage those nine buildings you own then either sell some buildings or hire more supers.
