Nice apartment in great area!

Excellent location w.r.t. transit, venues, restaurants, stores, and museums.
Cons:
Very unclean, infested with pests, inattentive and hostile property management/superintendent. Unconcerned with the safety of tenants or the upkeep of the building(s). Quite a shady operation.

Decent NYC building for the prices

Pros:
Rare/no package theft, quiet neighbors and street for the most part. Super generally answers messages promptly. Good location. Double door entryway making it somewhat safer than single door entry.
Cons:
multiple building-wide plumbing issues since we’ve moved in, dirty water spitting back up tub drains for example. Water pressure sucks and the hot water gets scalding to the point of causing extreme burns if you aren’t careful. Stairs and hallways could be cleaned more, they are often dusty and have small garbage on them (gum wrappers, napkins, etc).
Advice to owner:
Do a plumbing overhaul on this building!

Cheap rent. That’s it
Cons:
Where to begin! The landlord lied on the bedbug disclosure form and said there was no bedbug history. Check the NYC bedbug registry and you’ll see over 10 instances of bedbugs — aka this is a blatant lie. Our apartment had a bedbug infestation and the building response was to send an exterminator who mixed chemicals in the bathtub. No surprise that this did not get rid of the bedbugs. I met a former tenant who had to break her lease after two failed extermination attempts.
Advice to owner:
Do a full heat treatment to rid the building of bedbugs

Ok building with good natural light

Pros:
Good natural for the size of the apartment and price (relative to other areas of Manhattan) and in a good location.
Cons:
Note: this is a 6th floor walkup
The stairways caused my allergies to act up, the pipes hissed in the winter, found a few bugs before, water pressure from the shower is not good. Also, in my last month the ceiling light fell and was hanging by the wires, it has been partially fixed at this point.
