Mostly Quiet, Good Basic Apartments

Pros:
Quiet for the most part, good layouts, nice area, the super is very friendly and helpful
Cons:
laundry room is dirty and often broken, hallways are often dirty, windows and doors are very drafty, you basically have to deal with pest problems yourself

I liked the super.
Cons:
Very old. Tiles held together with duct tape. Destroyed wooden floors so dry they can't be mopped. Rapid dust accumulation. Areas of the apartment that are so grimy they will never be clean.

Ceiling collapsed in bathroom and it took 7 days to fix. Couldn't shower in the meantime. Owners did not reduce rent.

Heating in the winter was very poorly moderated. Required an open window the entire winter.

Frequent cockroaches in the laundry room and occasionally in the units.

Barely any space in the kitchen for both cookware and food.

Cabinetry and counter tops are falling apart.
Advice to owner:
Gut it.

Convenient location to central park and Q train and cross town bus 73
Cons:
Roaches and mice. Little to no direct light, very dark. apt faces a run-down exterior of the building across from it and is blocked on all sides by larger buildings. Mice and rats- 78th to 81st-
Advice to owner:
Sell/ demolish or gut renovate with extreme pest control measures

Pros:
Super and son are understanding, they do as much as prop manager allows them to do.
Building is safe
No issues with neighbors
Garbage always taken care of
Washing machines run smoothly - super’s son was helpful in getting laundry cards set up
Building is clean
Packages safe
Cons:
Mold in my apartment
Leaking ceilings
Fungi growth from mold
Gaps/holes in walls, floors, ceilings
Roach issue (super provided traps and spray-bandaid for the issue)
Roaches coming out of moldy holes in wall/ceiling

All of the above- prop manager REFUSED to take any action on. Prop manager unresponsive
Advice to owner:
Imagine if it was you or a loved one living in a moldy apartment with mushrooms and getting sick from it, and no one cares. Take some action

Location, layouts, super responsiveness, kitchen and bathroom.
Cons:
Bugs, mice, gas smells, leaking ceilings, jankie finishings.
Advice to owner:
Make sure all apartments are pest free. Plug up all holes in walls and floor. Replace old ceilings. Check gas pipes for leaks.
