Prewar pros, prewar cons. Great location.
Former Tenant
Pros:
- New kitchen appliances - gas stove, dishwasher (small but serves its purpose).
- Lots of windows for natural light and airflow.
- Units feature prewar molding details, brick walls.
- Located right next to a great, friendly laundry service + cafe.
Cons:
- Shower water pressure in shower is terrible - even with a new shower head. Not sure if this is because water is included in rent and management doesn't want to pay for more, or because the old pipes just won't allow it.
- Faucet water temperature can get up to scalding hot in a matter of seconds (legitimately 180 degrees), would not recommend having kids here.
- Antiquated steam heating system is very hot and very loud - you can get used to the hissing sounds on regular cold days, but when it drops to the teens it literally sounds like someone is banging on the radiator/pipes with a hammer for hours at a time.
- Ongoing construction on both ends of the block for massive luxury buildings that will take a couple years to finish, and will probably hike up the price of rent once construction is completed.
- Trash room fills to overflowing very quickly and has mice living in it.
Advice to owner:
Improve the water pressure if possible, empty the trash room more often.

Lots of pros with lots of cons
Former Tenant
Pros:
Great street, best dry cleaner and cafe next door, sunny apartment, dishwasher, safe area, close to the subway, Central Park, and lots of good restaurants and shops
Cons:
Mouse infestation that was handled slowly and poorly, mice poop all over the kitchen, our couch, in our shoes, and a dead one under our bed. Management was extremely slow in responding so we had to take it upon ourselves and caught 20 mice in less than 2 weeks. The trash room smells and is located on the first floor. The live in super is not helpful. Ever.
Advice to owner:
Be responsive to your tenants when there is an issue.

Normal walk up building
Former Tenant
Pros:
Everyone minds their business. Back of the building is quiet. Never had a bug problem on the third floor.
Cons:
You can hear your neighbors in the building through the walls. Garbage room is sometimes a complete mess.

Don’t live here
Former Tenant
Pros:
Location, location, location
Cons:
Right next to construction, paper thin walls, mice, roaches, flies, loud neighbors
Advice to owner:
Get the bugs and pests under control. It’s absolutely disgusting. Can’t wait for my lease to end so I can move out.
