Good building but subpar management company

Pros:
Quiet neighbors most of the time. Great super. The heating was excellent (even had to open windows during winter). The apartments not facing the street have balconies and minimal noise. Whole Foods and Fairway market close by. The apartment already had a AC installed with proper installation.
Cons:
Apartment doors have weird gaps that let so much cold/hot air and noise in (you can hear what people are talking about in the corridor).
The laundry machines were broken and out of order nearly half the time I was here. The management were inadequate in addressing that issue (they just canceled the $20 per month charge they were taking). When renting the management weren't able to show a floor plan for the apartment and didn't know the sqft!? Also they don't help addressing any safety concerns when a package gets stolen (they won't look at the security tapes etc).
They also bypass yearly rent increase regulations by giving you a "preferential" rate thus can increase rent drastically the next year.
