Pros:
Clean, pretty quiet, in a great area. The neighbors are all very friendly, quiet, and respectful.
Cons:
No garbage system.

Pros:
Quiet neighborhood with tenants who maintain reasonable noise levels.
Cons:
Hot water is constantly broken and the building itself is filthy.
Advice to owner:
Hire a cleaning service and replace the carpet in the hallway.
