Better than a kick to the head
Former Tenant
Pros:
The building is very nice with beautiful finishes and overall is very nice
Cons:
The winter was brutally cold and after asking for the heat to be turned up, not much changed. We had issues with package theft as well. THE SECURITY CAMERAS DON’T WORK. When management was asked to do something about it, they ignored our calls.
Advice to owner:
Please fix the security cameras.

Average NYC apartment with bad property management
Former Tenant
Pros:
Reasonable priced unit
Cons:
Illegal basement room. Unresponsive property management group (Carl Finger, Dorothy Finger, other Fingers). Security deposit issues. Took forever. Basement was freezing. With so many shitty apartments in NYC, hard to tell if this is above/below average situation.
Advice to owner:
Improve communication and heating in basement

Renovated walk up, nice roof
Cons:
Bugs in the winter, terrible during the flooding (water coming through light fixtures, management is not helpful and nearly unresponsive

Nice building but with caveats
Former Tenant
Pros:
Modern finishes.
Built-in AC units.
Recent renovations.
Roof deck, although it is “illegal.”
Laundry in-unit.
Cons:
Terrible management of garbage.
Superintendent is not reliable.
Superintendent will not reply to messages.
Automatic rent debit with no other payment option.
SEVERAL safety citations re: rodents, pests, and safety hazards for access to electrical on roof deck.
Inside halls cleaned very infrequently.
Superintendent will frequently complain when asked to do maintenance or just does not come when he states he will.
Heat in main living spaces is basically non-existent, especially on higher floors.
Windows are poorly insulated; gets VERY cold in winter.
Several ongoing citations on the building; management communicates nothing about repairs to tenants.
Advice to owner:
Take tenant concerns seriously.
Respond to tenants timely.
Offer online rent payment option.
Offer mail-in rent option.

Bad communication and management
Former Tenant
Pros:
The area is great
Cons:
The super isn’t really on top of things. We had a leaky fridge and told them for months, and when they finally got someone to come they didn’t tell us when they would arrive. I also couldn’t get a screen for my window. Bad communication. Also the apartment doesn’t get a lot of light.
Advice to owner:
Be more communicative and clear. Add a screen in the smaller room and fix the fridge. Put a different shower head that doesn’t spray water everywhere. If the lightbulbs die, provide the new ones because they’re hard to find and expensive.
