If you’re desperate, sure

Pros:
The design of the cabinets, floors, mood lighting, general friendliness of neighbors
Cons:
Bugs! Roaches! And other small critters, especially in the kitchen and bathrooms. Old chipping paint. Poorly installed AC. Basement stairs are steep. Shower stopped working without prior notice. Lighting is not bright enough, even if the style of it is nice.
Advice to owner:
Renovate the building and compensate your tenants.
