Greatest location, worst management and super

Pros:
Location, location, location. This spot can’t be beat one side of the block has the M 15 uptown, the other side of the block has the M 15 downtown, and in the middle is the 86th St. Q stop, and the M 86 crosstown
Cons:
The major one is the inability to contact the management company. Repeated emails and phone calls go unresponded to. There’s no online portal to pay the rent. The other major one is the super/maint. They’re often not responsive, and when they are their level of repair is on par with a bad home DIY. Additionally my unit has had water damage from above 3 times in under two years, each time gets mucky water in my bathrooms on toothbrushes and in medicine cabinets. Super doesn't care, they just come after the face and do bad/mediocre paint/repair. Not worth the rent.
Advice to owner:
Get some sort of ticket system for repairs and issues, get a simple online portal for paying rent and for communicating end of lease issues

Location, clean, washer/dryer.
Cons:
Heat was cut off for a few days during the winter, super is not friendly at all

super was good once he actually showed up. good location. no rats or mice
Cons:
management never answered anything ever. left us without heat for days. broken dishwasher for months before fixed.
