Cheap option for a nice neighborhood

Pros:
Great location within the neighborhood, quiet residential street, fairly big rooms, not too expensive given the location, supers are helpful when there are issues
Cons:
There's laundry in unit, but the machines are old and frequently stop working. Noise carries easily between apartments, but that's to be expected for Manhattan at this price range. But yes, there is a musician here and unfortunately she doesn't sound great. Heating is good but not adjustable, so if there's a warm day during a cold season it gets stuffy inside

Pros:
Bedroom is large, neighborhood is nice... Does not get too cold in winter
Cons:
Bugs are common in the kitchen though an exterminator visits, but it does not seem to help... Like with any Manhattan apartment at this price, walls are thin and noises are easy to hear, but the singer living here is torture... not nice to listen to

Could be great, but the noise is excruciating

Pros:
Management is fair, quick, and responsive. Units are spacious for the location and price level. In-unit laundry shared with building next door.
Cons:
One of the tenants is a piano and vocal instructor who can be heard multiple days a week during work hours and in the evenings. She and her students are noticeably untalented. They can be heard from the ground floor, and I’ve gone up to the top floor and confirmed they can be heard there too. It’s genuinely difficult to get any work done or try to relax because the singing is distractingly bad, and she warms up her voice just by loudly shouting “HEY! HOW ARE YOU!” and “WOULD YOU LIKE TO DANCE WITH ME TODAY?” over and over again. I’ve been listening to her workshop the same terrible cover of “Scattered” by Green Day for at least three weeks and I’m going insane. I seriously would not recommend moving in here until she leaves.
Advice to owner:
Please enforce the rule in our lease that clearly prohibits loud musical instruments
