Love my Landlord, not so much the noisy neighborhood.

Pros:
The Landlord is the sweetest most understanding woman of color who is totally open to helping those with voucher programs. She is very responsive with tenant complaints and is a compassionate person willing to assist anyway She can.
Cons:
I love my apartment and the building itself because it's clean and small with only 11 units, 5 floors. I hate the neighborhood. It is a tight knit neighborhood where everyone kinds of know everyone and as an outsider who is homebody the socializing at all hours of the night any night if the week started to make me regret moving in. After two years I found myself wanting to move because of the noise but found myself staying because I would hate to end up in a quiet neighborhood with a landlord who doesn't hold up their end of the deal, hence why im here.
Advice to owner:
Dedra Wade is a God sent. Truly a woman who takes her position seriously and professionally.

They trick you with seemingly newly renovated fixtures but it’s all pieces of junk.
Cons:
The floors have zero insulation. I’ve lived in a bunch of other pre-war buildings and this is unbelievable. You’ll be told all the neighbors are “quiet doctors” thats a huge lie. Whether a neighbor has a speaker system that shakes your entire apartment or the neighbor on the first floor who has the back patio throwing extremely loud parties, or the neighbor above you walking around with either heels or dropping bowling balls, or the dogs who yap at a screeching decibel for hours, you will never get any peace in this building. I regret moving here every day. Also don’t be fooled by the exposed brick, carpet beetles and unwanted smells from neighbors and keep coming out the brick and it’s horrible. Good luck washing your hands after you flush the toilet because you’ll have to wait actual minutes for the water pressure to come back. Good luck not having the smells from the neighbor below you seeping into your apartment through your closets, the floors and the walls. I could go on forever on all the cons of this building.
Advice to owner:
Most of the issues are a direct result of the people they decided to rent the apartments to - if they want tenants who are clearly gen z children who have screaming drunk parties all the time, then that’s on them. As far as reacting to noise complaints go, they’ll pretend to be “relaying complaints” but all they’re actually doing is just saying that you say “they’re being loud” and they do not work to find the cause or resolve it. I had to be the one to call out the 80% carpet/rug rule in our leases for them to enforce that. But I will not be living here for one more second that I have to because even as I write this, the first floor tenant has been throwing a party for 4 hours so far and they are constantly screaming and yelling and woo-ing at the top of their lungs (just why). If you’re an asshole like the rest of the people living here, you’ll love it. If you’re not a child who parties every night and you have an actual life and responsibilities then you will hate living here.
