Don’t expect much

Pros:
Natural light! The bathroom and bedroom are both very big for NYC apartments.
Cons:
The leasing company has changed 2 times in the last 2 years. The only way to make complaints was through an app and they rarely responded or followed up.
Advice to owner:
Please fix the 5th floor ceilings.

Building showing its age, but livable if that doesn’t deter you

Pros:
• Location, location, location! Carl Schurz is lovely and a very close walk. Central Park/Museum Mile is within a completely reasonable walking distance. Restaurants and coffee shops abound and there’s C-Town supermarket not even a full block away on 89th and 1st. Whole Foods and Target also close by. 86th/2nd Ave Q has been a great line to commute from.

• I’ve never had an issue with mail theft here and even noticed neighbors leaving packages in the lobby for days sometimes before collecting them.

• Generally building is calm/quiet despite thinner floors/walls

• never had any issue with heat - if anything sometimes it was too hot in the winter (though typical of radiator buildings!)

• I have never seen any pests in the building lobby/stairs and have not had any issues in my apartment with pests
Cons:
• cosmetically rough around the edges/worn: cracks in the floor and along the baseboards, peeling plaster around windowsills, weather stripping completely coming off the door, closet shelf edges completely cracked/coming off

• the windows are drafty, don’t open well, and probably need to be replaced.

• my smoke detector/carbon monoxide detector was not functional when I moved in. I noticed months after moving, and while it was replaced relatively quickly, I was shocked that such a important safety measure was completely overlooked

• Management changed about halfway through my time living here and the new management is impossible to contact via phone for questions. I’ve left voicemails and received no response. Email is the only way they’ve responded to me and that will take a few days.

• extremely sloped floors (common to old buildings but something to be aware of)

• very dark apartment with little natural light

• One outlet per room has been challenging - especially when trying to figure out cooling the apartment in the summer (outlet very far from windows for window AC)

• water pressure will change briefly when a neighbor turns on their shower
Advice to owner:
Investing in repairing some of the rundown aspects of the building (especially the windows) would really make a huge difference. The build up of white paint can only cover up so much for so long. Management being more communicative with tenants would also be appreciated.

Great experience with super

Cons:
You almost never interact with building management, just the super (not a con, just FYI)
There’s a man who lives on the third floor who has lived there his whole life, has rent control, who is loud and scary, shouting threats. He never threatened me but it was frightening.
