Pros:
good location, but thats really it.
Cons:
My apartment sucks. It's overpriced and tiny. There's no heat in the bedroom, only in the living room, which makes the place impossible to regulate in the winter. Even then, the living room has no lights, so you either have to buy lamps or live in semi-darkness. The fridge leaks constantly, and the buzzer? It doesn’t even work, so good luck knowing when your deliveries arrive.

The shower is a mold breeding ground, and despite regular cleaning, it never really goes away. The bathroom has been flooded multiple times, with water seeping everywhere. Once, the dishwasher was unhooked for two weeks and leaked so badly that we had to lay down towels to keep it from spreading even more. It’s a nightmare, and yet somehow, I’m paying way more than this place is worth.
Advice to owner:
do better. ANYTHING better.

Nice apartment terrible management

Quiet, spacious. Rent did not increase much
Cons:
The building has a mosquito problem. I struggled to get attention and was bitten many times a night even in the winter which made it unbearable. Also the heat was insanely loud

Very cute building with respectful neighbors & the location is so convenient
Cons:
Walls are thin but neighbors are respectful, heat makes the apt very warm so you have to open your windows

Nice space but has some problem

I like the size of the apartments and overall area
Cons:
The building is super dirty inside. Super cleans the first floor and nothing else. The stairwell has had the same hairball there for over a year. Lately there's been rat and mouse issues in the building. Some units need updating.

Honest Review of a long time tenant

Pros:
Apartment sizes are still small BUT it is slightly bigger than usual one bedroom apartments. The stairs are also wider than the normal pre-war building. And it is located in front of one of the best public school in Manhattan.
Cons:
there are just two major things:
One is that, the neighbors change, almost all the time. There are weeks that pass and the person in one apartment is different from the one the week after. Not sure if it’s being rented as Airbnb but that is not disclosed by the management (GPG MANAGEMENT - also not the nicest people). And second, the superintendent has a complex that anything that the tenants request him to do: extra cleaning, repairs, etc - is beneath him. He only does the bare minimum. I spoke to one of the execs of GPG and apparently, he is supposed to clean everyday. THIS IS NOT THE CASE. For the love of all that is good, it isn’t.
Advice to owner:
Pay close attention to what happens around the building. Great potential, but bad operation. I know the management might not give a single **** on this building because they are in charge of other, more expensive ones, then that says a lot. I suggest exhausting all options prior to getting here.

Quiet interior facing apt

Pros:
Hallways and steps nice and wide. Rooftop access! Very quiet street. No pets and the alt was completely renovated. Very responsive management company.
Cons:
Being in a completely interior facing apt felt a bit off at times.
