Argumentative / Scary Superintendent

Pros:
There really isn’t any.
Cons:
The super has a wild ego and I’ve seen him get into screaming matches with multiple tenants.

Horrible, Unresponsive Management Company & Super

Pros:
There is nothing to like about this building, the super, and the management company (GPG Management). The only redeeming qualities are the building location because the neighborhood is cute.
Cons:
- GPG management company is awful and unresponsive. They have fully ignored our phone calls, voicemails, and emails and have done this for every tenant in all of their buildings (online reviews are horrible and sometimes dangerous, unlivable conditions that the company still ignores).
- Our super, Denis Sujak, is just as bad and is not only rude and unprofessional, but ignores all of our texts and calls for maintenance issues. We have not had hot water in two weeks and he has not responded to us. He only came to our apartment when my boyfriend told him he was going to file a complaint.
- No hot water
- Building is extremely dirty
- Trash is constantly overflowing and there’s nowhere to put anything, especially if you are moving in or out.
- The management company lied and told us Denis is a live-in super (completely false).
- There has been no upkeep to the building, no COVID-19 cleaning measures, nothing done when maintenance is needed. This is a pretty bare-bones property for NYC, as there is no elevator, laundry, rooftop, amenities, doorman, or anything, so the fact that the management company and super cannot do the bare minimum and keep the building clean and fix important issues is astounding.
Advice to owner:
Hire new people who actually do their job and care about the property and are interested in fixing issues and not just collecting a check. Update your building and fix issues and maybe care about the hundreds of horrible reviews GPG management has online.

NEVER rent a property from this management company

Pros:
If you care about yourself, please don't utilize this management's services.
Cons:
I lived in one of the apartments that they manage on the Upper East Side for a year and my experience has been nothing short of a NY housing nightmare story. Problems that I have dealt with during the entirety of my one-year lease:

- rat infestation (the superintendent never filled up the hole behind the dishwasher that was acting as a gate for the rats to come in and out despite numerous pleadings and complaints over phone and email to resolve this -- we resorted to setting up mouse traps and catching them on our own)
- a heavy marble-bathroom tile falling off the wall -- this could have caused significant brain damage or worse to one of us if any of us had decided to take a shower that night. As a way to "fix" this, the superintendent came by to tape the tile back onto the wall (duct tape). For the rest of the year, we showered in fear of a tile falling on our head and getting a concussion
- bathroom ceiling paint coming off due to moisture/ventilation problem -- the bathroom is small and has no ventilation. As a result, the wall paint was coming off everywhere especially in the shower. The paint had balled up into a water bubble, and we would have to pop it to let the water out.
- the bathroom door falling off -- we waited 6 months to get this fixed by the superintendent even though it only took him 10 minutes to drill it back in.

Perhaps, the biggest problem is the management company. We addressed all of our issues multiple times on various medium (email, phone) and never got a response from the management -- complete silence except when it was about rent. The superintendent is lazy, unresponsive, unprofessional, horrifying, and undeserving of a job. They have completely failed us in all occasions and risked our health and well-being. We sincerely hope that we will be able to receive our deposits in due time (it has been over a month and no-response).
