Not worth it.

Pros:
The location: UES, directly across from the Q train.
Cons:
Literally everything about this building is a con. Do not move here, and if you are moving here? Good luck. The building is right on 2nd Avenue — at 96th and Second, which isn’t a problem *if* you’re not street-facing. Upon arrival, I remember coming to a dirty apartment, which should’ve been cleaned but the landlord claimed she forgot. The broker had to facilitate a discount on the rent. The building is poorly maintained and has an archaic buzzer system that barely works; moreover, if you order a package, you’re going to have stay home/be present for it to arrive. In this year alone, residents have seen countless rats scurrying up the halls of the building; they can be heard within the walls as well. If you contact the landlord to get an exterminator, she not only stalls, but she is also an elderly woman who doesn’t speak English as her first language (and also serves as primary caretaker to a loved one, so she takes forever to respond). Furthermore, the service workers will tell you that she doesn’t like paying them. As a result, getting them to fix issues in the apartment/building seems damn near impossible; I came home to water damage and had to pester the landlord to get someone to address the issue. Tenants have tried to be reasonable when requesting her to get exterminators to clean rat feces — yes, rat poop — off the hallway floors, and she’ll call them “hostile” or “inhumane.” Additionally, tenants have had to report her to 311
for her refusal to address things. No laundry in building, no oven (but there’s a stovetop), no microwave. Also, you have to pay her via physical rent check each monthly. For what I’m paying? The building is nowhere near enough.
