Good building overall

Invest in faster elevator with some kind of cooling in it

Not as quiet as you'd think...

- The laundry amenities work and are never really busy - Lobby areas are cleaned frequently - Close to some parks and east river walk
Cons:
- There's a school across the street that often clogs up one-way traffic, so both weekday mornings and evenings are LOUD with honking. Plus there's been construction across the street for a new medical office - Sometimes packages get stolen - Some roaches in the first floor. Super did call the exterminator but the roaches still show up once in awhile. Not as a big problem in the upper levels - Super is very busy all the time, so hard to reach, they manage another building for the property owner - 10 min walk from the Q

A nightmare all around

Besides having a lot of space, and the location, that’s virtually it.
Cons:
Management will lure you in and then jack up your rent 50% in two years. The walls and floors of the building are extremely thin meaning you can hear everything going on in your next door and upstairs’ neighbors apartments including walking. Mgmt never responds to any email or call unless it’s a service request. The super bares the brunt of a lot of the issues because of the lack of management ever stepping in. The renovations they did to apartments in the last few years were so poorly done that things are starting to fall apart at a very rapid pace (water damage, broken pipes, new appliances already breaking). The last super left because he didn’t have anywhere to use the bathroom during the day and management decided to get rid of him instead of fixing the problem.
Advice to owner:
Care more about your tenants and the apartments that they call home.

Quiet building & street doesn’t outweigh the cons

Nice neighborhood, close to Q & River walk
Cons:
Do not feel taken care of by management. Have been ignored and treated rudely. Constant construction in building and huge loud project at end of block. German roach issue and management refuses to send exterminator more than once a month, even so - follow ups are needed. Once the exterminator billed the management company as if they came but they never showed up. It’s obvious staff is difficult to deal with not only for tenants but for service workers who are supposed to fix issues for tenants.
Advice to owner:
Have more considerate and attentive staff Address the German roach infestation in a dedicated manner

Rent hikes abound

The wonderful superintendents who have been dismissed by the new owners.
Cons:
The new owners.
Advice to owner:
You've raised many rents by $1000 a month and many have left. Please, oh please don't boot the 92 year old lady on the 5th floor. Have some empathy. Sadly, those of us who cook for her are all leaving when leases end.
