Rent stabilized, with a side of cockroaches

Pros:
Super is very nice and responsive. Has an elevator that works the majority of the time. Rent stabilized, which is nice in today’s market. Laundry in basement. Trash is emptied very regularly.
Cons:
This building has a serious cockroach problem. They bring in the monthly exterminator but it’s obviously a much larger issue. I see at least one a month, sometimes they’re already dead, sometimes they’re not. Thankfully most of the time they are on the smaller side for NYC cockroaches. I guess that’s the silver lining. There was also a gas leak last year and we didn’t have gas in our kitchens for 8 months.
Advice to owner:
Fix the bug problem.

Pros:
Location is great. New super is good.
Cons:
This building is infested with roaches, last year they got a new super who is more proactive with extermination and clearing the garbage out of the building but it doesn’t make up for the years of neglect and roach infestation.
The management company uses a sleaze ball realtor ( alexi) to help with renting the building and he charges double rent for you to get in. He also shows the building in the evening and signs paperwork not in the building, in hind site that was to avoid potential renters from seeing the roaches.

If they employ a broker to fill the building then he should not be charging a broker fee to the residents that proactively find the posting themselves. He does not represent the person renting, his interest should be payed by the building/management company.
Advice to owner:
Get a proper long term approach to extermination. Coming once a month does nothing.
If you employ a realtor to fill the building then residents should not be charged a broker fee.
