418 E 88th St Review
Former Tenant
Pros:
Street is relatively quiet, neighbors are nice, the appliances in my kitchen are updated. Super is responsive and maintains the building well.
Cons:
Marketed as an elevator building but the elevator has been down since December (it is currently April) and prior to that, it was in unsafe conditions. Door would randomly open in between floors while in the elevator. Owners do not respond to emails and do not give us any notice or updates.

Laundry in basement but doesn’t wash very well and cycles are very long and pricy at $3 per cycle (that price increased 2x in 1.5 years). Basement is infested with cockroaches every summer.

Thin walls, you can hear neighbors having sex and having loud conversations, you have to get lucky with quiet neighbors.
Advice to owner:
Respond to your tenants emails & give us updates on our building. Don’t market the building as an elevator building when it is a walk up.

Salon Realty is horrible and a scam
Former Tenant
Pros:
Sun exposure, cute neighborhood, nice super
Cons:
If you are thinking about moving in, you must think of the building as a walk-up. The elevator is a complete scam and management has been told innumerable times and dgaf. People have major health issues and it's terrible to see them struggling on the stairs, with groceries, packages, etc. This weekend, people on different floors were all coming out into the hall due to a horrendous scary banging sound that went on for about 10 minutes. It appears the elevator was slowly falling in the shaft alllll the way down. Yay.

Mgmt is completely unresponsive and unhelpful (particularly Andre). They do not communicate with people in the building, there are times a building-wide email should be sent but there is no communication. Safety issues--front door of building doesn't shut properly and can simply be pulled open. Bad leaks so make sure you get renters' insurance for when your stuff is ruined. Mailboxes are nearly rusted shut and have to fight to get the key in. Mgmt does nothing for you then raises rent 25%. Look elsewhere.
Advice to owner:
Be more kind and responsive, act like you care about tenants, stop raising rent for this BS or everyone is going to leave

A few issues
Former Tenant
Pros:
Great neighborhood, nice neighbors, relatively quiet
Cons:
Elevator is in and out of functionality. Upsetting that some of the elderly tenants must suffer the stairs so frequently when they were advertised an elevator and signed a lease in a building that presumably offered one. I'm sure people above the second floor are also unhappy with how frequently they have to take the stairs when they're paying rent in a building that lists this as an amenity.
Advice to owner:
Fix the elevator, fix the mailboxes so they all lock.

Decent for Price Point but
Former Tenant
Pros:
Friendly staff, building cleaned 1-2x a week, lobby space, friendly neighbors, safe and for the most part quiet street (it’s in front of an elementary school so only noisy during student drop off and pick up), thick walls.
Cons:
The elevator is always broken. No one seems to want to fix the bigger issue there but it’s a huge portion of what we pay rent for. There are families and elderly people in the building and it’s messed up they won’t fix the elevator when they leased out these places to those tenants and used the elevator as a selling point. Super can be unresponsive. Packages can be stolen (rarely though
) and sometimes if you don’t get your package within 24-48 hours the super will take it and put it in a closet - claims to be “protecting” it from thieves but won’t notify you that he took the package? Front door lock was changed without telling any tenants beforehand - I was locked out. So definitely some annoyances but honestly I don’t pay an insane amount in rent and for the amenities we do get (laundry, large windows with sunlight, elevator - sometimes when it works lol, lobby, etc) It’s not that big of a deal to me.
Advice to owner:
Fix the elevator. Our rent goes toward this. Please please please fix it. It’s terrible to see elderly tenants and parents with strollers struggle walking up and down stairs….

What a mistake…
Former Tenant
Pros:
Elevator building. Large studio, two large closets. Nice super
Cons:
Elevator breaks ALL the time!
Walls and ceilings are paper thin, you hear EVERYTHING! It’s so annoying… My upstairs neighbor is walking in heels on wooden floors! Constant rumble noise, I have no idea what she’s doing! I can hear her having sex at 2 or 4am when she ends up picking a guy from a night out!

Freezing in winter! Sooo little heat, the only thing that saved me was sun since it’s a southern exposure…

Packages go missing, everyone seems to think they get stolen so I guess that’s the case… Just missing another as we speak…

Useless building manager…
Advice to owner:
Fix the damn elevator! I moved to this building ONLY because of the elevator!

AVOID. Not worth the money
Former Tenant
Pros:
None. This place sucks
Cons:
-The lobby and hallways smell like garbage and sewage

-Packages get stolen all the time

-There is a huge roach problem

-Intercom system breaks down often

-The elevator frequently breaks down and gets stuck. It’s been 2 months and management just put up a sign

-Entrance is always dirty with pet urine and feces
Advice to owner:
Invest in the building / units and provide actual value to the tenants. Invest and make this place livable

NOPE! AVOID !
Former Tenant
Pros:
the rooms are a nice size
Cons:
Everything. There is hardly any heat in the winter. They turn it on at the oddest hours and only stays on for five minutes. Then when it’s 70 degrees out they will blast the heat. They completely ignore any requests to fix something or they fix it much later or find reasons why it doesn’t need to be fixed. The building is ALWAYS dirty and always smells. There is an elevator but it is always breaking down. Don’t even take the risk of getting stuck on it. Laundry in the building, great! I hope you like doing your laundry in sewage floor water. Or dirty broken machines. There no signs for COVID safety, so people walk around with no masks cough and talking during COVID. Someone is always smoking something in the building. If it bothers you your apartment will smell. Yeah They have an exterminator come twice a month, he tries but the building won’t upkeep so bugs keep getting in. Mold is everywhere so make sure you clean. The ceilings are paper thin so you hear everything and management does nothing and the neighbors are complete selfish jerks. The cameras in the building are fake so packages get stolen all the time. I’m surprised there hasn’t been anything worse yet. You’ll move in to an apartment that’s disgusting so get ready to clean. All they do it paint over everything so it’s not till after you live there the paint literally starts to peel off you see. AVOID AVOID AVOID. It may look nice from the outside but it’s ugly on the inside. IVE GIVE THIS PLACE AND THE COMPANY RUNNING IT NEGATIVE STARS !
Advice to owner:
UPKEEP THE BUILDING. LOWER RENTS AND TRY TO GIVE SOME AMOUNT OF F**Ks to the people paying!!!
