Many good points but some significant bad.

Pros:
Friendly doorman, super lives in building, I have my own washer dryer and an ice maker in my fridge and I have a parking place in bldg at a reasonable cost. Also allows dogs.
Cons:
Have had three mice infestations despite dumping garbage nightly. The HVAC units are very old and I have had three floods in six years although the floors were replaced and carpets cleaned. Pest control comes weekly which is not enough when you have a big problem. Also there is constant noise from renovations and my rent is going up 8.7% a year as a market tenant so I am moving out when my lease ends to a studio or possibly anith There is also a lot of street noise. I replace a lot of lighting fixtures- everything is builder grade. The ventilation in bathrooms and kitchens can also be iffy.
Advice to owner:
Value your longer term onpaying market tenants with more reasonable increases. You are getting above market rent. Also the basement stinks from the garbage.

Nothing luxury about this building

Pros:
Location to near the park and ferry
Cons:
The smell of garbage throughout, the central air that doesn't always work, the smell of smoke on some floors, the lack of interest from the property management company, the dirty hall ways, the lack of security at the door. No one cares about you in the building.
Advice to owner:
Listen to your tenants and help them when they ask - at least try to work with them on issues

Spacious Apartments at a Premium

Pros:
- Building staff (doormen, porters, handymen) are all kind and very helpful. Always quick to resolve any issues - Live in a 2BR/2BA and this is by far one of the larger and more spacious setups I’ve seen on the UES. - Great location
Cons:
- The ownership/management group sucks. They’re terrible at responding to maintenance requests that need management approval (i.e. floor repairs, ceiling repairs, paint requests, etc.) - We’ve had multiple leaks from the bathrooms and construction taking place in the unit above us. It’s literally created gaping holes in our ceiling and it’s taken management forever to get them repaired. - We’ve lived in this building for 3.5 years and there has been NON-STOP construction and renovations above us, beneath us, and next to us. The work is incredibly loud and the company they’ve hired is sooooo slow at completing the renovations so it just drags on. - We moved in during 2020 and paid market rates at the time, and in just 3 years they’ve tried to raise our rent by nearly $1,700/mo *more* than what we came in at. And they don’t negotiate. - For the price of the apartments, this building has ZERO amenities. Other buildings in the neighborhood offer gyms, playrooms, outdoor space for better prices than this building.
Advice to owner:
Stop being so greedy and money hungry

Okay not great

Modern finishes (nice bathroom and kitchen), great location, laundry in basement, very nice doormen and maintenance workers
Cons:
Only relevant for lower floors, but restaurant on bottom level constantly produces rodents/roasts/bad smell. Garbage room is filthy and frequently saw mice in trash bins. Problems with water pressure that were never addressed.

Comfortable UES Apts

Pros:
Bedrooms are quite large and very comfortable. Friendly doormen and easy package retrieval. Also within a short walk of the Q, and the east river waterfront.
Cons:
Older building means greater upkeep. Occasional issues with AC/heating units.

Luxury in unexpected ways

Pros:
You are paying for space in this apartment. It is not luxury in the sense of a gut renovation with the latest appliances but luxury in the sense of a well maintained and well kept apartment and building. Cleaning staff, doorman, and maintenance staff are great and very helpful. Finally, this unit is very bright. We are in a corner so we have north, south, and east windows.
Cons:
The management company is very hands off and rude. They charged me a late fee because I didn't send the first payment in time even though I called multiple times to ask how and where to pay. The lease person blamed me for not paying in time and hung up on me. I had to put a complaint through 311 and then they retracted the late fee. You are dealing with the biggest private management company, so you are a number to them. Be aware of this. Finally, the laundry basement is pretty expensive!
Advice to owner:
Treat your tenants nicer.

Owners difficult and often unresponsive

It has been 4 months since I moved out and I have still not received my returned security deposit. Management is rude, unprofessional and extremely unhelpful; you have to send multiple emails, make many calls, etc to get any answers.
Advice to owner:
Train or get new customer service staff, if it wasn’t for my poor experience with them I would have considered extending my lease.

STAY AWAY FROM SOLIL MANAGEMENT!!!

Renovations are done illegally without permits. Building managers don’t return phone calls. Read YELP reviews. If you believe you will not have as horrible experience, let me tell you you are wrong!! It’s illegal to rent out apartments without a certificate of occupancy and for a broker to show them. This building is poorly constructed and noise travels easily from floor to floor.
I had a stop work Order levied on the property and was harassed by Jane Goldman for telling real estate brokers. I moved out before the end of my lease and when a Stop work order violation was levied. THERE IS STILL A STOP WORK ORDER VIOLATION ON THIS PROPERTY YEARS LATER yet renovations continue because of corruption.
Advice to owner:
Change your business model to follow the law. Jane Goldman follows the criminal legacy of her father Sol, in that everything at her buildings are done illegally through the corrupt participation of city officials. It’s all documented in black and white in city records. The are complaints of construction without permits on this building in the Department of Buildings website dating back to 1998. In 2016 the Public Advocate advised not renting from her or her brother Alan’s buildings BLDG MANAGEMENT, because they are managed by Jane. These are the same Goldmans who have been donating to Yale Law School for 40 years!!
