Good with caveats

Pros:
- No personal experience with pests - Laundry in building - Rent stabilized - Great water pressure
Cons:
- Walls are VERY thin - constantly hear neighbors fighting - Apartment is rather cramped - Common area very cramped - Basement where laundry and garbage is located is dirty

Pros:
Quiet building. Location isn’t bad if you don’t mind living east of York Ave. rent is fairly low.
Cons:
The building manager and super are never to be seen from or heard from so if you have a problem in your apartment, Godspeed. It will take forever to get anything looked at or fixed. The neighbors are a mix of residents that have been there for 20+ years and very young residents so you will have a mix of noisy neighbors as well as neighbors who are hoarders with their personal belongings spilling into the hallway. Walls are thin and can hear neighbors laughing and talking. Common space is not clean and always smells of mold. Heat is not reliable in the winter, management doesn’t do anything about it.
Advice to owner:
Be more responsive and care about your tenants.

Pros:
1 Bedroom is nice size
Cons:
- pipes are terrible - cannot get a shower without the drain clogging - mgmt company wont fix anything - toilet doesn't flush, fridge freezes all my food even when the temp is basically off, and A/C are broken - heat is out of control - spend all winter with the window's wide open so as you can imagine the summers are hellish - Hoarder on the second floor with soooo much black mold and terrible smell - mgmt company will not negotiate on rent but increases are reasonable (lived in my apartment for 4 years)
