Pros:
Great super after 2 that were not very helpful. Solid management who is pretty responsive. Great neighbors as well, everyone is friendly.
Cons:
A bit of a pest problem that they are constantly working on, but new super has it more under control. Heating is pretty aggressive in the winter.
Advice to owner:
Need cameras in the package area or a better system when packages arrive. Have had multiple packages stolen over the last couple of years.

Quick to fix issues. Replaced super during the year and he has been much better.
Cons:
BUGS, Heat is super inconsistent.

Pros:
- Lower rent than many other places (when I rented) - 1 block from the east river - Quiet neighbors who keep to themselves
Cons:
- Pest issues - Initial superintendent (later fired) was not suited for the job - Overall cleanliness of building was not good

Pros:
The super was very nice, although she definitely liked me. It has an elevator which is nice, even though it's slow. The apartment itself is a good layout with a pretty decent bathroom and kitchen.
Cons:
The heat is unbearable. My AC had a thermostat attachment and my apartment was never below 82 degrees, whether my AC was running or it was the dead of winter. The lobby of the building is fully glass, so all of the packages can be seen from the street. I assume this has something to do with why so many of my packages were stolen that I started shipping them to a friend's apartment. Management was completely unhelpful when I would reach out to them about better security. I even found out they have a camera and they still wouldn't do anything about it!
Advice to owner:
Do a better job of listening to and acting on your tenant's legitimate complaints, rather than ignoring them and then expecting them to pay a higher rent every year.

No doorknob. Tons of mice.

Pros:
Affordable rent I suppose
Cons:
Moved into my new apartment and there was no doorknob or lock. Called the super and he gave me an old screw driver to let myself in and out of the unit for the next week. Also had to patch holes all over the apartment to help with the mice problem. Super would also stop by when he knew my roommate was home alone and tried to kiss her on multiple occasions.
Advice to owner:
Hire some professionals, clean the building and teach the management company reps to speak to their tenants like human beings.
