Great location, bad landlord

Pros:
The location on UES is fantastic. Short walk to 2nd Ave with tons of restaurants and Q/4/5/6 are all easy to get to. Laundromat is close by. Dishwasher in kitchen.
Cons:
Cockroach infestation had to be handled by us, even though we reported it and requested exterminator. Kitchen stove is small, can only fit 2 pots/pans reasonably on burner. Checks have to dropped off in person to mailbox a few blocks away (NO online payment system for rent). Landlord doesn’t care about the people living there, will force people out by hiking prices. Only responds to tenant inquires when they’re easy to solve.
Advice to owner:
Please try and be reasonable with price hikes on rent. 30-50% hikes are debilitating. Also requests for extermination and pests should be handled promptly and thoroughly.
