Major drawbacks, although could be much worse for a first-year New Yorke

Pros:
-Good location - close to Carl Schurz Park, 90th st Ferry, Citibike Dock, Etc. Although, it is a lot of walking to reach the subway, whole foods, etc. You will be best off using a Citibike. -Bathroom / Kitchen seems to have been remodeled relatively recently (i.e. in the last 15 years). Not luxury but does beat many of the studios in this price range which tend to have horrific fixtures. Although note, in my case the oven is broken. -Relatively quiet since you are near east end ave.
Cons:
-Heat is abysmal. In winter, was so cold that wearing 3 layers of clothing couldn't warm me up. In spring time, heat continues running through May and it was so hot I could barely sleep at night. -Rodent Issue: Rodents are audible in the ceiling at night
Advice to owner:
Please manage the heat to a livable level. Hire legitimate pest control.

Cheap, location close to park
Cons:
Common spaces never cleaned, super very annoying and landlord EXTREMELY rude
Advice to owner:
Probably a cheap apartment for the area but the landlord called me a literally cursed me out over the phone about getting an emotional support animal with the proper documentation, I had been a quiet, respectful tenant for 2 years.

FIX THE RODENT PROBLEM

Pros:
Great water pressure and the apartments are nice enough
Cons:
Were extremely unhelpful about about mice in the building. The vent for my forced air smells very unpleasant and the hallways always smell bad too
Advice to owner:
Listen to your tenants about issues with the mice and at least attempt to keep the hallways fresh
