Has gone downhill

Pros:
Huge beautiful prewar style apartments
Used to be an amazing place to live
Cons:
-Building under new ownership and the new owner has clearly run out of funds to maintain this building
-Horribly maintained- extremely rude management company. They either unresponsive or does not help
-constant leaks from mis-handled construction and patchy repairs
-crumbling walls due to haphazard repairs after a 2017 fire that displaced tenants
-repairs take almost a year to be addressed
-things break daily
-super is unable to do repairs because of owner doesn't want to pay
-mice, cockroaches, bed bug infestation
-ongoing construction that doesn't end because contractors keep changing
-filthy halls and common spaces
-High percentage rent raises
-constant attempt to destabilize stabilized or rent controlled units- makes those tenants as uncomfortable as possible
-Owner purposely not renting out stabilized units and using them as storage and keeping one for himself that is not his primary residence
-Tenants move out because of mismanagement and the state of the building and the units sit vacant for years.
Advice to owner:
Sell to someone better equipped to handle the property. This building used to be a gem on the Upper East Side and now is a disgusting place to live.

Huge apartments with ton of natural light
Cons:
Very dirty building, old apartment floors, unresponsive managment.
Advice to owner:
Actually supervise what is happening in the building. No one cleans it.

The management company are fairly quick to respond to emails
Cons:
We reported mice sightings to the Super which went ignored for 6 months. The building has also had cockroaches. The landlord refuses to accept bank transfer for rent payments, only physical cheques which makes it difficult when you travel for work. There is currently construction work on the building for at least 4 months. Tenants weren’t warned about this at all and the noise is excruciating. Finally, when we first moved in the apartment was covered in a lot of dust and had clearly not been cleaned for at least 6 months.
Advice to owner:
Reduce the rent because the price is too high for such a poorly managed building

Feels homey, various ages so not too loud, dishwasher, lots of closet space
Cons:
Takes MONTHS for important things to get fixed. They do not tell you when water is off or when things are under construction

We had a case of rodents in our unit. Very old with minimal renovations.

Love the building but needs major work

Pros:
Lovely prewar charm. Great neighbors. Apartments are very quiet. Attentive live in super.
Cons:
Maintenance has gone downhill in recent years. The elevator never works. Building common areas have gotten very dirty and are rarely cleaned. It has been difficult to get things repaired and the contractor they hire to do the repairs does shoddy work- warped tiles, patchy walls. There is possibility for onsite laundry but they won’t add it. Rent is high.
Advice to owner:
Fix the elevator and clean- used to be an amazing place but needs to step up the maintenance

Mice vs. Low cost per sq foot

Pros:
The super is attentive, speedy, and responds to repairs/problems quickly
Cons:
Lived here 4 years. Third year had major mice problems. Toughed it out for an extra year because of the cheap rent.
Advice to owner:
This building is old!!! Keep the rent low but at least do some repairs and updating to keep it livable.

Pricey for a 1920’s building

Pros:
Location; wide hallways; big lobby; mailboxes.
Cons:
Owner & Bldg management not that responsive, all about saving $ first before tenant needs. Elevator constantly gets stuck. Needs new elevator but owner would rather fix it 100 times vs investing in new one. Hallways need more frequent cleaning. Front door needs stronger lock. No communal washing machine area. Great location but for the market price being asked lots of better and newer apartments around. Most of the apts have been chopped up to create additional bedrooms. Super OK but hamstrung by cheap owner. $ bottom line vs tenant servicing. Owner not really a property guy and management agency works mostly for owner. Some apts stay empty for years because no flexibility on rents.
Advice to owner:
Get a new elevator, clean the halls and stairways more than once a few months, spend more money on your Bldg to please tenants since you make great money on the Bldg.
