Right across the street from the new Q train; cute apartments with exposed brick; perfect for living solo in a 1BR; super is extremely responsive and amazing - everything gets fixed right away; management will work with you on your lease and requirements.
Cons:
No laundry; walk up.
Advice to owner:
Would be cool to have laundry in the basement level.

Pros:
My unit has several attributes I would say are very rare for NYC apartments. We have a big, beautiful porch, quality building materials, spacious rooms, natural light, big windows, a FIRE PLACE, a full kitchen, and certain places with a lot of quiet- all for reasonable price.

The management company is generally a good faith negotiator, friendly and honest. We’ve also gotten them to come in for repairs and fixes on a reasonable turn around.

The super is nice and attentive!
Cons:
The building is on a relatively busy street that serves several hospitals, so sirens are constant and can be annoying in the rooms that face the street. Bedrooms that don’t face the street are quiet though.

Pest control is 99% great in that we never have pests, though we have had one or two run-ins with roaches in the three years we’ve been been here. We also had terrible flies late this summer but apparently they were all over the city. No mice, ever! And when we called for the exterminator, he brought plenty of glue traps. We were hoping for a more active solution, and the exterminator talked to us about politics for a half hour and wouldn’t leave when we needed to go to work.

It’s also hard to get the management company to respond during off-hours during emergencies.

Finally there is an issue with package thieves every Christmas.
Advice to owner:
Would love a better way to keep the packages safe in the hallway. It’s an issue.
