New Construction Apts

Pros:
Everything is new and updated. Very few small children. The concierge staff are all great. Quiet building with nice neighbors.
Cons:
Poor communication from management and super regarding updates on construction finishes, availability of amenities, completion of work requests, etc. Cheap door lock on apartment for such an expensive building. Broken promises on window coverings and pool availability. No hot water for weeks once finally allowed to move in. Dishwasher constantly backs up with dirty water.
Advice to owner:
Please have the courtesy to be up front with your tenants rather than evade inquiries or tell untruths.

Very poorly managed

If everything was finished, it might be a nice building to live in.
Cons:
Management is horrible. They essentially lied to us about the building being ready for tenants to live in, and we have had constant problems since moving in (which was delayed three times when they could not get a certificate of occupancy from NYC). Hot water cuts out often and was non-existent the first 6 days we lived here, our brand new washing machine blew up and flooded the kitchen a month after we moved in, there is constant leaking/flooding in the basement, mice throughout the building, and management is unhelpful and unresponsive.

Beautiful aesthetic but don’t let it fool you! Horrible management. Major pest infestations and consistent hot water issues. Restrictions in place because of ongoing construction. Cheap appliances that don’t work.

Pros:
Supposedly we’ll have a pool on the roof? That was the biggest pro I was hoping but it hasn’t been approved by the city yet even though I was I told it would open June 15 when I signed the lease.
Cons:
Mice, unresponsive management company, irresponsible development company (Atlantic), no compensation for lack of hot water for 6 days, construction outside my door everyday for weeks starting at 7am, was not recognized as a residence by USPS (no mail was being delivered until 7/26), was promised window treatments and there are none. Plumbing problems throughout building. Floods reported by multiple tenants in bathrooms, bedrooms, and kitchens. Malfunctioning flood gates and emergency shut off valves. Alarms not properly installed. Multiple beeping on many floors. You can see a large fine was issued for this by the city when the fire department had to show up multiple times.
You basically have to chase down someone to help you with anything. Multiple emails and phone calls, constantly following up because they try to sneak off without fixing issues. Or they put a band aid on the situation and the problem is back quickly. They try to gaslight you about your living situation. Very rude, unprofessional, disrespectful management.
Advice to owner:
Lol where do we begin? Finish building the building before you rent out apartments instead of delaying opening and leaving people homeless. Multiple move in delays because they couldnt get a certificate of occupancy. Also your team needs to learn how to respond to an email since that is their job. They then finally moved us in, but they clearly cut corners in the construction of the building which is creating big problems for tenants.
