First rental in NY - not bad

Pros:
I live in the backside of the building so I’m not facing the street, which is quiet and get a lot of sunlight. I’m a 1b1b unit and it has three AC so it’s super comfortable during the summer.
Cons:
There isn’t much storage space. When I move in, I notice the living room and the bathroom are dirtier than I expected so I don’t think the landlord clean it before moving in. During the heavy rainy days, it’s possible that the roof has leakage (bc I’m living on the top floor). Also the soundproof is not so good. If downstairs are having party, we could hear the noise.
Advice to owner:
Better at pest control and clean the unit before next tenant move in

Pros:
Apartments are renovated so they look nice empty
Cons:
Owner & Management care nothing about tenants Work orders go months undone Seen roaches in building Heard rat in the wall Low water pressure AC/Heat bill high due to cheap windows Expect to pay 300-400 to Con Ed Building has no super Walls are thin Did nothing during COVID to protect us

Fire management and find someone new

Pros:
The renovations are 1.5 year old
Cons:
Management is extremely incompetent and uncaring Rats outside the building, mice inside No preventative maintenance Have seen roaches in building No urgency in assisting with work orders Zero customer service Has not implemented any safety measures or communicated ANYTHING about COVID.
Advice to owner:
Fire the Managment company and bring someone else in
