NOISY SMALL APARTMENTS

Pros:
Nice finishes, SS appliances, exposed brick wall
Cons:
Tiny, Junior 2-bedroom apartments on floors 2, 3, and 4. NO INSULATION so the indoor temps vary based on the weather outside, which burdens the tenants because tenants are responsible for ALL utilities. Additionally, because there’s no insulation, all sound from each apartment echoes throughout the building. Television, music, speaking—everything can be heard from the ground floor up. All speaking in the hallway as tenants go up and down stairs sounds like they’re using a megaphone inside your apartment. It’s miserable. Also, one tenant in particular subleased his apartment throughout the pandemic, and so the quality of life here is dismal.
Advice to owner:
Upgrade the building with soundproofing, especially for the amount of rent that’s being charged and respond to tenants inquiries, feedback, etc., in a timely manner.

Nice Harlem building

Pros:
Clean building. Very responsive super.
Cons:
Only 1 washer and dryer and the area is sometimes messy. Also, tenants leave their laundry in the machines.
Very little closet space.
