Not happy with living conditions and landlord gives run around

Pros:
I’m on the lower level don’t have to share the bathroom and we have our own backyard since we are on the ground level in a brownstone
Cons:
Landlord doesn’t care had to deal with crackheads smoking and having sex in front of my gate when we tell the landlord he doesn’t care at all. Always run out of hot water. The gate is broken so anybody can just come in people already have tried to come in and steal our garbage bags. Every time when we ask for the gate to be fixed they say yea and never come thru not safe at all
Advice to owner:
Needs to be on top of things when we ask for it and don’t give use the run around
