good apartment but terrible heating

Pros:
nice neighbors, superintendent very helpful, great proximity to public transport, fair price.
Cons:
heating was very inconsistent during the winter. there were multiple instances where the apartment had no heat or hot water for days. co-op building so there's no central management to contact regarding issues; you have to rely on the specific individual who you're leasing from.

Pros:
Affordable, nice neighbors, great locations for easy access to the city
Cons:
Apt 16 is owned by a different landlord than the rest of the building. He is awful. He raises the rent EVERY year by a substantial amount even though he never fixes anything in the apartment he promised to. When he does fix something he does it so cheaply that it breaks again. We got bed bugs once and he tried to make us pay for it when the building has had bed bugs before and legally it’s his obligation.
I lived in this apartment 4 years. If you need something affordable short term it’s ok but I wouldn’t recommend it long term.
Also there’s a frequent leaking problem coming from the apartment above. Substantial amounts of leaking that keeps breaking the ceiling above the toilet. I have had packages stolen before as well and during my last year there a violent crime was committed in the lobby and it was never addressed. Not a word from the landlord.
Advice to owner:
Upgrade. The apartment is not nice enough for the price you want to get.
