It’s big building

Pros:
New management seems to be fixing things quickly. Hot water isn’t the best. Always pests.
Cons:
Just the vibe is off. Kinda sketchy in ways. But a lot of families & old people which is good.

Pros:
It’s a quiet building where people keep to themselves and live their lives. Most people in the building are friendly and the view from the apartments overlooking the park is great. The maintenance workers are very helpful and willing to help you out.
Cons:
I did not like the inconsistent heat and hot water in the winter. The trash compactor has been out for months. The laundry room is closed at random times. The office staff tends to be rude and unsure what to do when anything in the building comes up — I’ve been downstairs a few times and I’m not sure if the staff knows how to find phone numbers in their directory, let alone email upper management on issues.
Advice to owner:
Address the underlying issues in the building like heat and water; train your staff how to respond to emails and phone calls; also how to operate a computer. Just because someone can turn it on doesn’t mean they know how to operate it — it’s deeply frustrating to go to the office and leave with more confusion and question from uninformed workers.

This Place is Nasty

Laundry in building (but it barely works) Elevators in building (but they’re always down) Dishwasher (but it broke after 2nd use)
Cons:
ROACHES, MICE, MOLD GALORE. Apt next door had a cat — always smelled like cat piss. Ceilings and walls peeling in the bathroom, management doesn’t care — will not help. Way too expensive for what you get. Don’t let the new appliances fool you.
Advice to owner:
Exterminate the entire building. Enforce pet policy. Give your tenants what they pay up the wazoo for!

Large rooms with balconies Has a gym and laundry in the building Door man always on duty
Cons:
Streets are quite noisy The 125th and Lexington station can feel sketchy at times Maintenance can be slow
Advice to owner:
Could invest more in the gym, as of now it's very basic

Cons:
- Some tenants do not care about where they live. People are nasty and management doesn’t care. - complaints are never taken seriously by management aka Daniel
Advice to owner:
Listen to the complaints that your tenants have regardless of the type of unit they are staying in. Unhappy tenants equals a dislike for where they live which leads to them trashing and not caring about the building. Also fix those damn elevators.

Elevators do not work. Expect to wait 10 minutes for an elevator each time. Had a mouse come into apt on the 27th floor. Next to metronorth train that is very loud at night. Walls are very thin and can hear and smell neighbors apartment
Advice to owner:
Management was not responsive. Emailed Tatiana Dounyan several times and she either did not respond for weeks or sent an aggressive and unhelpful message.

Cons:
Packages will get stolen and the building doesn’t do anything about solving it.
Advice to owner:
Be for the people, not the dollar sign and the money will come.

Pros:
Maintenance is usually on top of things (Riley is a little too stern or maybe gets defensive when they mess up) Clean Security is good. they watch cameras of each floor and when something isn’t right, they will go to that floor to fix it
Cons:
Elevators DIRTY LAUNDRY ROOM AND ITS NEW HOURS Extremely thin walls We are the TALLEST bldg on the block, every single sound/noise from outside is even LOUDER the higher up you live Crackheads down the block
Advice to owner:
No reason for us to have a brand new gym but the laundry room and elevators are constantly breaking down. Stop trying to appeal to white people only

Very noisy, water leaking from bathroom ceiling and never properly fixed, not the best neighborhood

Fix problems from source instead of temporary patch jobs

- friendly staff (doormen, superintendent, etc) - great heating - beautifully renovated apartments (for me a 3 bedroom 1 bathroom apartment)
Cons:
- 4 elevators, but always at least 1 down - lobby not super clean - laundry area not super clean either - the higher you rent, the more noisy it gets (the noise travels up)
Advice to owner:
maintenance should be better handled
